Insurance is one of the largest recurring costs of island ownership in catastrophe-exposed regions, and in some locations availability itself is the constraint rather than price.

What underwriters look at
- Elevation above sea level and storm surge modelling
- Construction standard, roof design and fixing details
- Distance from emergency services and firefighting capability
- Marine structures and their exposure
- Claims history for the property and the wider area
Types of cover to consider
- Property damage including named-storm and flood perils
- Marine cover for docks, moorings and vessels
- Liability cover, particularly where staff or guests are present
- Business interruption where the island generates income
- Construction cover during a build programme
Reducing exposure
Elevated construction, engineered roof fixings, shuttering, protected mooring plans and a documented storm procedure all influence both premium and insurability. In some markets, owners self-insure part of the risk and hold a reserve instead.
