Private Island Annual Costs
Annual costs, not purchase price, are what make or break island ownership. Salt, storms, remoteness and independent systems all generate recurring expense that mainland property does not.
The categories below are consistent across markets, even though the amounts vary widely.

The recurring categories
- Caretaking or security, whether full-time, part-time or contracted
- Insurance, which is often the single largest line in catastrophe-exposed regions
- Property taxes or lease rent
- Fuel, generator servicing and battery replacement cycles
- Water system servicing, filter and membrane replacement
- Boat operation, mooring, haul-out and mainland parking
- Routine maintenance against salt, humidity and UV degradation
Why remote maintenance costs more
Every repair carries a travel component. A contractor's day rate is only part of the cost; boat time, accommodation and material transport frequently exceed the labour itself. Owners who keep spares on the island and train a local caretaker consistently spend less.
Build a reserve, not just a budget
Marine structures, generators and desalination plants have finite lives. A capital reserve for replacement avoids the common pattern of deferred maintenance followed by a very large single-year bill.
