Legal documents
- Title deeds, registry extracts or the full lease with any variations
- Current survey plan showing boundaries and area
- Encumbrances, easements, covenants and access agreements
- Corporate documents where the island is held in an entity
- Evidence of any foreign ownership permits already obtained
Planning and environmental
- Building permits and completion or occupancy certificates
- Any current planning consents and their expiry dates
- Environmental designations, protected species reports and conservation agreements
- Marine permits for docks, moorings or dredging
Infrastructure and operations
- Water system specification, testing results and service records
- Power system details including capacity, age and maintenance history
- Wastewater approvals and servicing records
- Operating cost summaries for the past two to three years
- Insurance history and current policy terms
