How to Sell a Private Island
Selling an island is a documentation exercise as much as a marketing one. Serious buyers ask detailed questions early, and sellers who can answer them quickly transact faster and at better prices.

Prepare before marketing
- Assemble title or lease documents, survey and any permits
- Compile infrastructure records: water, power, wastewater, marine works
- Gather two to three years of operating costs where the island is developed
- Resolve boundary uncertainties and any registry discrepancies
- Commission accurate aerial and ground photography
Price with evidence
Comparable evidence is scarce, so pricing usually rests on a combination of replacement cost, recent regional transactions where known, and the strength of consents and infrastructure. An unrealistic asking price extends the sale period considerably.
Qualify buyers and protect confidentiality
Island inquiries include a high proportion of speculative interest. Qualification on budget, timeline and intended use, together with a non-disclosure agreement where appropriate, protects both the property and any operating business.
