How to Market a Private Island

Define the likely buyer
A remote undeveloped cay, a lake cottage island and an operating reef resort attract entirely different audiences. Identify which one your property serves, then present the information that audience actually needs.
Presentation essentials
- Accurate aerial photography showing the whole island and its surroundings
- A clear site plan with acreage, elevation and existing structures
- Honest description of access, including travel times and transfer methods
- Documented infrastructure rather than general claims
- A statement of what is and is not included in the sale
Discretion and qualification
Many sellers cannot advertise openly because of staff, guests or family considerations. A discreet approach that shares details only with qualified buyers under a non-disclosure agreement is often more effective than broad publication.
